QUALITY SPECIFICATIONS

FOUNDATION
In view of the geo-technical survey, a foundation based on reinforced concrete bearing blocks has been planned.

STRUCTURE
This will be built in reinforced concrete, and will consist of one-way wrought iron formed by small prefabricated beams and concrete jack arches which will transfer the burdens to colonnades made of plate beam, and metal and reinforced concrete pillars.

ENCLOSURES
They will be made of C.P. brick half-brick wall, thermal and acoustic insulation air chambers (projected polyurethane foam) and internal partition wall made of plain hollow brick. Part of the facade will be made of facing brick of the MALPESA type.

ROOFS
Passable Andalusian-style flat roof, with 14x28 cm thin ceramic pressed brick flooring.

DIVISIONS
Internal divisions in dwellings will be built with L.H. breeze block.
Divisions between adjoining dwellings and common areas will be made with half a foot of solid ceramic brick.

FLOORINGS
Sandstone flooring in bathrooms and kitchens; in the rest of the dwelling and common areas clay flooring in rustic style will be used.
TILING
Both the main bathrooms and the rest of the plumbing cores will be carried out with ceramic tiles and with a continuous frieze at a height of 1.20 m.
VERTICAL PANELLING
Walls in the internal part of dwellings will be painted in plain distemper and covered in plaster. External walls will be rendered in Ibiza type cement.

HORIZONTAL PANELLING
Ceilings will be panelled with plaster lining and plasterwork or false plaster ceiling.

METAL CARPENTRY
White lacquered aluminium for windows and balconies and PVC Venetian blinds in compact drawer.

CARPENTRY
Inside: wood in normalised panels will be used in doors and wardrobes, with lock and security ironwork on rigid bearing for varnishing and in the main entrance or security dwelling access doors.

PLUMBING
Installation of copper pipes of various diameters according to the NTEISA (EMASESA) regulation. PVC drainage. Production of hot water by means of an individual instant heater. First quality taps with all purpose control-device of the mark Roca or similar.

BATHROOM FITTINGS
They will be made of first quality white vitrified porcelain, and the model will at the Professional Management’s choice (Dirección Facultativa)

ELECTRIC INSTALLATION
Electric circuits according to REBT and following the instructions of the SEVILLANA DE ELECTRICIDAD company. Mechanism of SIMÓN series 27 or 31 type.

SPECIAL INSTALLATIONS
Telephone socket, TV (UHF, VHF, FM) mains in the living room and in the main bedroom.

GLASS
5mm thick floating polished panes in façade glazing.

PAINTING
Plastic on interior horizontal surface, stone painting on facade and common areas. Greased enamel and anti-rust priming on metal elements of balconies.

LOCKS
Balconies in cold-worked wrought iron to be painted in ferrobrun, bars on ground floor façade and in internal shared light wells.


Note: Established materials may be modified by project management for work reasons and replaced with similar materials.
